Service and who it is for

Immofolder is an online CRM for real estate agencies provided by Ayrton Armas Valdivia.

It is offered for professional use only. By creating an account you confirm you act on behalf of a business or as a professional, not as a consumer.

Trial and subscription

The free trial lasts 30 days and requires no card. Afterwards, a subscription is needed to keep using the service; data is kept as described in the Privacy policy.

The subscription renews automatically every month or year. You can cancel at any time from Billing and keep access until the end of the paid period. Periods already started are not refunded.

If a payment fails and is not resolved, access may be suspended until it is paid. Prices exclude VAT, which is added to the invoice where applicable.

We may change prices with at least 30 days' notice; the change applies from the next renewal.

What the plan includes

Up to 5 users and 50 GB of documents and photos per agency. More storage can be added in 50 GB blocks, which are added to the subscription and can be removed when no longer needed.

Fair use of AI: up to 2000 actions per month (summaries, document reading, drafting and descriptions; 200 during the trial) and 1000 assistant questions per month. If an agency needs more, talk to us.

Bulk document import includes 50 free documents; extra packs are one-off purchases that do not expire while the account exists and are not refunded once used.

Acceptable use

The agency is responsible for the data and documents it enters and for having a legal basis to process them.

By sharing a property in the shared listings, the agency confirms it holds the owner's mandate and permission to advertise it and cooperate with other agencies. Photos, price, area and features are shown, never owner data or the exact address. Cooperation agreements and commission splits are between the agencies.

The service may not be used to send unsolicited communications, for illegal activities, or to try to access other agencies' data or bypass technical limits. We may suspend accounts that do so.

Use of AI

AI features (document reading, summaries, suggestions, drafting, assistant) are an aid: they can make mistakes and the agency must review their output before relying on it, especially identity data, amounts and deadlines.

Electronic signature

The service provides a simple electronic signature (art. 25 eIDAS Regulation) with email verification and an evidence log. The agency decides whether it is suitable for each document; some acts require another form (e.g. a notarial deed).

Your data is yours

You can download all data and documents at any time from Settings, also after cancelling while the account exists. The owner can delete the agency and all its data whenever they wish.

Data processing agreement (art. 28 GDPR)

Regarding personal data entered by the agency, the provider acts as processor.

Subject and duration: data is processed only to provide the service, for the duration of the contract. Types of data: identification and contact details, identity documents, financial and property-transaction data, communications and signatures. Data subjects: the agency's clients, owners and contacts.

Processor obligations: process data only on the agency's instructions; ensure confidentiality of anyone with access; apply appropriate security measures (encryption in transit, per-agency data isolation, access control, backups); only use the sub-processors listed in the Privacy policy, giving prior notice of any change so the agency can object; assist the agency with data subject requests and impact assessments; notify any personal data breach without undue delay and in any case within 48 hours; and when the contract ends, return (export) or delete the data.

The agency may request the information needed to verify compliance with these obligations.

Availability and liability

We provide the service with due care and daily backups, but without a guarantee of uninterrupted availability. Planned maintenance will be announced in advance.

The provider's total liability is limited to the amount paid by the agency in the previous 12 months, except in cases of wilful misconduct or gross negligence.

Changes to these terms

If they change materially, we will notify you by email at least 30 days in advance. If you disagree, you can cancel before they apply.

Governing law

Spanish law. Disputes go to the courts of the provider's domicile, unless mandatory law provides otherwise.
